The myth about snowing condition in Toronto

Winter is a "hot topic" amongst many newcomers or would be immigrants
as they are unprepared for the winter - and many have a false
perception that Toronto is covered in snow everyday.
I can tell you that they are completely false. Toronto is known to have
very distinct 4 seasons
1) Winter does get cold in some days
2) Spring is where you start to feel warmer and you can feel it
3) Summer actually can get quite hot, but not as hot as in Australia.
There are days in Toronto where you can get as hot as 33c, the record
was 34c; as opposed in Australia, the record was 48c, and you get like
5 months of summer in Australia with high temperature these days.
4) Fall is actually very pleasant season - November is where you will
start to see some wintry activities.
Now, snows
I also had a false understanding and thought snow only occurs when the
temperature is at sub-zero. In fact, this is wrong - you can snow when
it is 3 or 4c, and no snow where it is -22c outside.

Buying a property in Toronto - Your Lawyer

It is quite a "refreshing" experience dealing with a lawyer here...the
service is top service, and it is quite different from any jurisdiction
that I know. I will keep it simple and hopefully it will be helpful for
many newcomers.
1) Get a referral - I got several referrals from my bankers and also
real estate agents - the charges are more or less the same, but they
come down to experience and quality of service.
2) Purchase Agreement - compared to Australian contracts, this is so
simple and comprehensive, it is no more than 10 pages, and they are
very easy to read.
3) "Closing" - this means "settlement" in Australia. The closing date
is the actual date you get your keys and monies be transferred
4) Before the closing date, the lawyer will go through a lot of details
with you - the most important documents will be your title deeds and
mortgage documents. They will prepare the transfer for you and mail
them to you in a few weeks time after the closing.

Schools in Toronto

Now we have done our research on elementary schools in Canada, here is
our conclusion for those looking to send their kids into Elementary
school.
The system is similar but still very different to the system in
Australia.
1) Elementary schools are actually very good here, at least based on
the schools we have visited so far. The students:teacher ratio is much
better compared to Australia. Resources such as libraries are also very
good as schools also get funding from property tax.
2) There are plenty of schools to choose from, so you never need to
travel far away.
3) School buses are available - if you live a bit further away from the
designated school
4) Zoning - this can be confusing (similar to our catchment area in
Australia)...some schools are well rated, and you will see certain
streets on the same surburb tends to have price difference in property
price. If you can afford it, buy in the area that has good reputable
school, as it is an "asset" to have.
They are strict about zoning, so no exceptions.

Banking in Canada

Banking system in Canada is somewhat very similar to Australia apart
from the following fundamental differences:
1) The ways the branches are set up and operated
2) Interest rates are lower both for mortgage and for the savings
3) Services - they tend to provide better services in Canada, I will
explain why later
4) More choices
Typically, most newcomers prefer to bank with the major banks - the
major banks here are RBC, TD, Scotiabank, CIBC, Bank of Montreal, and
many more - there are also global banks such as HSBC, Citibank and
increasing number of American banks as well.
There are top 8 big banks, and many more banks outside the top 8 -
there are also credit unions available.
As a newcomer - I would suggest you choose a bank that can offer you a
more wider choice of services and products; and deal with those who
provide regular services to new immigrants.

Living cost difference, Canada is so much cheaper than Australia

So, we have done our first month of comparison here...it's amazing how
much more savings we can achieve just by moving from Australia to here.
Of course, we are lucky in the sense that AUD is now at very strong
rate, in fact, it is at parity and above CND now..
Many also argue that salary is not as high in Canada compared to
Australia, but the reality is, if you look at some basic mathematics:
Australia's salary maybe between 15% to 20% higher than Canada
(notwithstanding that Canadian Dollar is historically 20% above
AUD...if that's the case, there is no difference between the
salary)..but living cost is completely different, here are our real
story.
1) Housing Cost: I have repeated this many times, here are the updates
Mortgage rate: Australia: Above 8% in may cases if you choose to fix,
7.5% or above for variable rate. Canada: 2.3% for variable rate, 4.5%
for fixed rate.
Renting: To rent a 4 bedroom house in Toronto in a very good area, you
would pay around $2500 to $3000 a month..but that's for top-range
areas..the equivalent in Australia would be over $5000 a month. If you
live in modest areas like the one we live in, it's between $1800 to
$2500.

What to bring from Australia to Canada or USA?

So, we have been here for almost 3 1/2 weeks now, I am so glad as we
are very keen to move to our new place, getting very sick of staying in
the hotel, even though it is quite nice. If you are moving here and
need somewhere to stay for 1 or 2 months, try the suites in Canada or
USA, the rates are much more reasonable and they are usually 1 bedroom
or 2 bedroom suites with separate bathrooms, dining area and a kitchen
- it's much better than staying in hotel rooms. A suite like this in
Sydney would cost you somewhere between $250 to $500 a night, and
pretty basic one with no breakfast as well..In North America, this is
anywhere between $100 to $150 a night for 1-bedroom suite (with
Breakfast & Dinner), or up to $200 a night for 2-bedroom suites which
is big enough for 6 adults. (3 beds).
I am off the track a bit...so, if you are like me, and moving from
Australia to North America, what should you bring?
Answer: Nothing, just bring money.
1. Winter clothing: This is important for those who will arrive in
winter time. I can tell you right now that Australian winter clothing
are useless here...Canada is not covered in snow, but clothing that are
sold in Australia are such a bad quality that they are really not
worthwhile to bring at all.

10 things to do for Canadian newcomers

This is our 3rd week in Canada, and we have done so much in 3 weeks, we
should be proud of ourselves
There are many things that newcomers do not realize, so I will list
them down, and hopefully this will help other newcomers.
1. Ontario Health Insurance: It's a 3 months waiting period, and you
need to have different documents to apply for it. You need your address
(new address), and you also need photo ID. My advice is, do so after
you have found a new place (eg. rental or purchase), and after you have
your driver's license or the first utility or bank statement arrived.
2. Driver's License: We have been lucky as there is an interchange
agreement, so we just needed to go there and give them the address and
our Australian driver's license. You need to go to Driver's Examination
Centres which are only a few - so expect some queues, but it took me
just an hour and took my wife 10 minutes. But I did notice a lot of
newcomers having their licenses rejected, and need to take exams.

Moved from Australia to Canada - Travel Experience

So, here we are, we made it here since October. It was a long flight,
we stopped over in LA for one day, and connected the flight from LA to
Toronto.
I don't even want to think about it how long the flight was altogether,
the flight time itself was over 17 hours, if you add waiting times,
that could easily be over 24 hours, I don't even want to know or do it
again.
My experience (travel wise):
Sydney to LA: So-So, the guys at airport were very unfriendly at
airport, no-one gave us any help, we had 11 luggages+stroller+2 young
kids, and no one seemed to care or even asked to help, they just walked
away and pretend we were not there. I found this very disappointed,
this is not the first time, Sydney had become such an unfriendly place
for families. Not only it does not provide porter service like other
airports, they even mentioned on the website that please do not expect
any.
LA Airport: The line was not busy which was a relief, it took us less
than 10 minutes to clear the custom, it took me 2 hours when I was
there in July. Took about 10 minutes and found a porter, he helped us
all the way to the hotel courtesy bus, and helped us with all the
luggage. I just needed to push stroller, it was a relief for us. I
know, many would say, they just want tips, hey, at least the service
was there for us to choose if needed to, right?

Moving time coming up - Australia to Canada

Wow...it's really happening within a few days. Now we are in the final
count down moving from Australia to Canada. We have chosen Toronto as
our next chapter.
I can't believe it, it's all happening so soon and we are very excited
about it. A lot of Australians are leaving this year, many have gone
back to UK, and many more have moved to North America or Asia, and of
course, lots of Kiwis returning back to New Zealand.
Has Australia become such a place that many want to move? Sadly, if you
are talking to 20 people on the street each day...90% of them will just
say life is too expensive, too hard in Australia, many are looking or
at least considering moving elsewhere...this is sad, the living cost
for essential items have gone up by almost 3 times over the past 10
years and this has pushed many families towards financial difficulty.
No more single income for one family, most parents have to work full
time, and worse, double jobs just to feed the family and keep the roof
over the house. My friends are so shocked when they return to Australia
for holiday and seen the inflation on just about everything, and
despite how much they love about Australia and want to come back, they
simply can't afford it.

First, understand Asian investors' behaviour!
There are 2 types of Asian real estate investors, and they are
completely on the other end of the world!
1. Super speculators, I have known many of them who have no interest in
living or rentals, just trade the property rights, they pay the
downpayment and sell them to the next investors for a quick 10% to 20%
profit, it's like sharemarket..personally, I think there are better
ways to trade, and there are also property derivatives available, but
these kind of investors are around, and they are only interested in
apartments, condos, and new developments only.
2. Income producers: By large, Asian investors are conservative; and as
rental yield in Asia and Australia are always very low because of the
high cost associated; rental yield in Australia or Asia hovers around
1% to 2% in most cases..some areas like SE Asia have little better
rental yield, but still low compared to North American residential
markets.
